End of Tenancy Cleaning | Absolute Environmental Solutions
An end of tenancy clean is a full, top to bottom clean of an empty property, done to the standard a landlord or letting agent expects at check out. Tenants book one to protect their deposit, and landlords and letting agents book one to get a property ready for the next tenant.
We are a waste management company, not a cleaning firm with a van full of mops. We arrange a vetted, insured local cleaning team and manage the job for you, from quote to handover. You deal with one point of contact, and we are accountable for the team that turns up.
What a standard clean includes
It goes well past a weekly tidy, and it is done once the property is empty so the team can reach behind and underneath everything. A standard clean covers:
- Kitchen: worktops and splashbacks, inside and outside every cupboard, sink and taps descaled, hob and extractor degreased, oven cleaned inside.
- Bathrooms: bath, basin, shower screen, tiles, grout and toilet cleaned and descaled, taps and shower heads treated for limescale, mirrors wiped.
- All rooms: skirting boards, door frames, doors and handles, switches and sockets, radiators and the tops of doors.
- Floors: hard floors washed, carpets vacuumed including edges and under where furniture stood.
- Windows: sills, frames and tracks.
- Finishing: cobwebs removed, wardrobes wiped out, bin areas cleaned.
What usually costs extra
Some work sits outside a standard clean because it needs different equipment, more time or a specialist route, and it is priced separately so you are not paying for it if you do not need it. The extras table below covers the common ones, including internal window glass, carpet cleaning and oven deep cleaning. Gardens, garages, sheds and lofts are a clearance job rather than a cleaning job, external windows are normally the landlord's responsibility rather than the tenant's, and anything left behind in the property is waste removal and is quoted separately.
Prices
These are starting prices for an empty property in reasonable condition, with the work above included.
| Property size | From |
|---|---|
| Studio or bedsit | From £100 |
| 1 bedroom | From £130 |
| 2 bedroom | From £170 |
| 3 bedroom | From £220 |
| 4 bedroom | From £300 |
| 5 bedroom | From £400 |
| 6 bedrooms or more | By quotation |
Prices exclude VAT. VAT at the standard rate, currently 20 per cent, is added to your written quote, so a studio from £100 is £120 including VAT.
A From price is the lower end of the range, and it assumes an empty property in reasonable condition for its size. One that has been neglected, or that still has belongings in it, takes longer and costs more. We give you a firm price once you have answered a short set of questions about the property, or once someone has had a look at it, and that firm price is the one you pay.
Optional extras
| Extra | From |
|---|---|
| Oven deep clean | From £40 |
| Carpet cleaning | From £30 per room |
| Fridge or freezer deep clean | From £20 |
| Internal window cleaning | From £5 per window |
| Heavy duty cleaning | Quoted individually |
| Waste removal | Quoted separately |
Landlords and letting agents with several properties can ask about fixed price packages. Once we know your sizes and the standard you work to, we can agree a rate card in advance so there is no quoting on every changeover. We work to your changeover date, can let a team in by key or key safe, and a clean between tenancies also gives you a photographed baseline for the next check in inventory.
Tenants: your deposit, and what you can and cannot be asked to pay
In England, since 1 June 2019, the Tenant Fees Act 2019 means a landlord or letting agent cannot require you to pay for a professional clean, and cannot require you to use a particular cleaning company. A clause in your tenancy agreement saying you must pay for a professional clean at the end of the tenancy requires a prohibited payment and is not binding on you.
What they can do is ask for the property to be returned clean to a professional standard. Your obligation is to hand it back in the condition recorded at the start of the tenancy, allowing for fair wear and tear. If it falls short, the landlord can claim the actual cost of putting it right from your deposit, and they need evidence: the check in inventory, the check out report, photographs and receipts.
So booking a clean is your choice, not something that can be forced on you. Tenants choose it because cleaning is the most common reason deposits get claimed against. The Deposit Protection Service reported cleaning as the leading cause of deposit claims in 2025 for the fifth year running, at 29.38 per cent of claims. The Tenancy Deposit Scheme reported that cleaning featured in 54 per cent of the disputes its adjudicators handled in its 2024 to 2025 reporting year.
Wales has its own rules under the Renting Homes (Fees etc.) (Wales) Act 2019, in force from 1 September 2019, so if you rent in Wales check your position with Rent Smart Wales rather than assuming the English rules apply.
How we arrange it
We choose and oversee the contractor rather than carry the cleaning kit, exactly as we have run waste projects for commercial clients since 2019.
- Tell us the property size, the postcode, the date and anything we should know about its condition
- We confirm a firm price in writing, including any extras you have asked for
- We book a vetted, insured local cleaning team for your date
- The team works to an end of tenancy checklist rather than a general clean
- If anything is not right, you raise it with us and we deal with the contractor
If there is anything left to take away
Properties are rarely handed over completely empty. There is often a mattress, a broken wardrobe, bags of odds and ends or a shed nobody emptied. A cleaning team is not a waste carrier, so that is handled separately, and it is the part we do best.
Absolute Environmental Solutions is a registered waste broker and dealer with the Environment Agency, registration CBDU309472. We arrange a licensed carrier, make sure the load reaches a permitted facility and send you the waste transfer documentation afterwards. For a few items, see household waste removal. For a property that is still full, see house clearances: we can run the clearance and the clean as one job, in the right order.

End of Tenancy Cleaning — common questions
In England, no. Since 1 June 2019 the Tenant Fees Act 2019 has meant that requiring a tenant to pay for a professional clean, or to use a particular cleaning company, requires a prohibited payment, so a tenancy clause saying you must is not binding on you. Your landlord can ask for the property to be returned clean to a professional standard, and if it is not, they can claim the actual evidenced cost of putting it right from your deposit. Rules in Wales come under the Renting Homes (Fees etc.) (Wales) Act 2019, so check your position there with Rent Smart Wales.
It removes the most common reason for a deduction, which is a strong start. The Deposit Protection Service reported cleaning as the leading cause of deposit claims in 2025 for the fifth year running, at 29.38 per cent of claims, and the Tenancy Deposit Scheme found cleaning featured in 54 per cent of the disputes its adjudicators handled in its 2024 to 2025 reporting year. Keep the receipt and dated photographs, because a deduction has to be justified against the check in inventory and evidence is what settles it. A clean cannot fix damage or missing items, only cleanliness.
Our published prices start at £100 for a studio or bedsit and £130 for a one bedroom, rising to £300 for a four bedroom and £400 for a five bedroom, with six bedrooms or more quoted individually. Those are starting prices for an empty property in reasonable condition. The firm price depends on the size, the condition and any extras such as an oven deep clean or carpet cleaning, and we confirm it in writing before anything is booked.
Yes, and it makes a real difference to the result. A team cannot clean inside cupboards, behind appliances or under furniture that is still there, and a part full property takes longer and costs more. If there is still a lot in the property, we can arrange the clearance and the clean as one job and run them in the right order.
Carpet and upholstery cleaning, external windows, gardens, garages and sheds, and heavy duty work for mould, nicotine or pet soiling all sit outside a standard clean and are priced separately. Removing anything left behind is waste removal and is quoted separately again. Tell us what you are dealing with and we will put the right items on the quote rather than add them on the day.
Yes, and it is a different job from a tenant's clean. You need the property presentable for viewings and a photographed baseline for the next check in inventory. We work to your changeover date, can let a team in by key or key safe, and if you have several properties we can agree fixed price packages in advance so there is no quoting on every changeover.
