House Clearance Services for Households | AES

A house clearance is the careful emptying of a whole property, or a large part of one, with everything sorted so that items worth keeping, donating or reusing are set aside before anything is disposed of. Most of the families and executors who ask us are dealing with a bereavement, a probate sale, the end of a tenancy, a move to smaller accommodation or a home that has become too full to manage.

A sunlit front room part way through a careful clearance, with labelled cardboard boxes stacked, tied donation bags by the door and framed photographs wrapped in tissue on a side table.

Clearing a house is rarely just a practical job. More often it follows something difficult, and the thing people want to know first is not how many days it will take. It is whether the house, and everything in it, will be treated with respect. That is where we start.

How we handle the house

Before anything is moved, someone walks the property with you, room by room, and writes down what matters. You decide what stays and what goes. Nothing is cleared on assumption.

  • Keep: anything you have asked to be set aside is boxed and left where you can collect it
  • Look again: drawers, pockets, tins and the backs of cupboards are checked rather than tipped, because photographs, jewellery and documents turn up in all of them
  • Papers: wills, deeds, bank statements, pension letters and anything with personal details are gathered and handed to you, not thrown out
  • Donate or reuse: usable furniture, clothing, books and household items are offered to charity or reuse routes wherever they will be accepted
  • Dispose: only what is left, once all of that is done, is treated as waste

Crews work quietly and park considerately. If the property is on a street where the family is known, or you would rather the neighbours did not watch a van being loaded, say so when you book and we will plan around it.

When families usually call us

There is no wrong time to ask, and no job we consider too difficult. The most common reasons are:

  • After a bereavement, where a family home needs to be emptied, often to a deadline set by someone else
  • For probate or a sale, where the property has to be cleared and presentable before completion
  • End of tenancy, where a landlord or a family needs a property returned empty
  • Downsizing, where decades of belongings have to fit into a smaller home or a care placement
  • Hoarded or neglected properties, which need patience, the right equipment and no judgement

Bereavement and probate

If probate is still in progress, be careful about clearing early. The contents of a home form part of the estate, so items with real value may need to be valued before they leave the property. We are happy to work to the executor's timetable, hold back anything flagged for valuation and arrange the clearance in stages if that is easier. Many families ask for the hardest rooms first and leave the rest for a few weeks. That is completely normal.

How the clearance is arranged

Absolute Environmental Solutions is a registered waste broker and dealer with the Environment Agency, registration CBDU309472. We choose and oversee the contractor rather than drive the van. We arrange a licensed, vetted local firm for the clearance and manage the job throughout, exactly as we have run waste projects for commercial clients since 2019. You deal with one point of contact rather than chasing a crew.

Why doing it properly matters to you

Householders and executors have a legal duty of care for waste that leaves a property. In practice that means checking that whoever takes it away is licensed. If an unlicensed clearance firm fly-tips a load, the letters and bills inside it lead back to the address, and it is the householder or executor who can be asked to account for it. You can check any firm yourself on the Environment Agency public register of waste carriers, brokers and dealers. Every contractor we use is on it, every load goes to a permitted facility, and you receive the waste transfer documentation for the estate's records.

What happens to the contents

Usable goods are offered for reuse or donation first. What is genuinely waste goes to a licensed transfer station, where it is sorted so metal, wood, cardboard, textiles and electrical goods can be recycled, and only the remainder goes for energy recovery or disposal. Three things in a typical house have their own rules. Sofas, armchairs and padded dining chairs must be kept separate once they are waste and sent for incineration, because of the flame retardants in their foam and fabric, which also means a charity cannot take them once they have been discarded. Fridges and freezers go to a specialist facility because of their gases and insulation foam. And asbestos is never put in a general load: if an old garage roof or outbuilding panel is suspect, we stop and arrange a licensed route for it.

Arranging a clearance

Call or send us the address and a little about the property, and we will arrange a free visit to look at the rooms and give you a written price. There is no charge for the visit and no pressure afterwards. If you are not ready yet, that is fine. Ask us when you are. Clearing commercial premises instead? House Clearances — common questions

There is usually less urgency than it feels like, unless a sale or a tenancy sets the date. Take the time you need, and if it helps, the clearance can be arranged in stages so the rooms you are not ready for stay untouched. Many families start with a garage or a kitchen and come back to bedrooms later.

It is safer to wait, or to clear only what clearly has no value, because the contents form part of the estate and may need valuing first. We will work to the executor's instructions and hold back anything marked for valuation. If a sale deadline is forcing your hand, tell us and we will plan the clearance around what must stay in place.

They are set aside and offered for reuse or donation wherever a charity or reuse scheme will accept them, rather than going straight into a van. Furniture, clothing, books, kitchen items and unopened household goods are often all rehomeable. Upholstered seating is the exception, because once a sofa or padded chair is waste the rules require it to be incinerated rather than reused or recycled.

Anything of apparent value, and anything personal such as photographs, letters, wills or bank paperwork, is put to one side and handed to you or the executor. Crews are told to check drawers, pockets and containers rather than empty them blind. If you tell us what you are hoping to find, the crew will look for it.

A two or three bedroom house often takes a day or two, depending on how full it is, and a hoarded property longer. You do not have to be present for the whole clearance. Most families attend the initial walk round, agree what is being kept, then leave the crew to it and return for a final look before the keys change hands.

Yes. We arrange them regularly, and without any judgement. These clearances take longer, need more care with sorting and sometimes need specialist cleaning afterwards, which we can arrange at the same time. We will tell you honestly at the visit what the property needs.
